 Let’s  make sure we are ready when we see that home you’ve dreamed of. If  you‘re paying cash, we have the right documentation in place. If  financing, our lenders can help: Tighten up your credit, determine your  affordable down payment and monthly payments and pre-approve your loan,  so Sellers know you are serious. 

 This  is the Fun part! We have your wish list and know what you’re looking  for in a new home and community. We’ll match your must-haves with your  budget and find that place that’s everything you wished for. Looking at  homes is exciting, so let’s have fun with it! 

You’ve  found “the one” and we’re ready to make an offer. We’ll formulate a  fair, offer based on a market analysis. Once we’ve negotiated the best  possible price and tradeoffs for you, we’ll guide you through any  contingencies to ensure you have the time you need. If things don’t work  out with the first offer, we’ll be ready to go for the next one. 

You  can elect to have the property inspected. We’ll have an independent  licensed inspector to fully check the home’s condition. A home  inspection is your best insurance to dig a little deeper than just a  “walk through inspection” and discover any problems that might be  hiding. If there are issues, we’ll have them addressed. Nobody wants a  money pit. 

 We  stay on top of this through the entire process, to keep you aware of  the progress and the cash you need at closing. By working with the  lender we can make sure all the necessary paperwork is complete and your  loan gets funded so we can have a smooth closing. 

Escrow  can seem like a mountain of details, but you’ll enjoy the view from the  top. Expect to sign a ton of paperwork, but we’ll hold your hand  through the process. Prior to closing, we’ll conduct a final  walk-through. Once both parties sign the closing statements, the keys  are yours and we’ll celebrate your new home and life.
